Acquisitions and Dispositions

The purchase and sale of real estate is one of the most significant transactions a business or individual will make.  We work to understand our clients’ unique needs and goals to ensure that each transaction meets our clients’ expectations. We advise clients in navigating transactions from listing contracts through closings, including: negotiating and drafting listing contracts, letters of intent, commercial and residential purchase and sale agreements, easements, restrictive covenants and closing documents; review of diligence materials, land use, survey and title considerations; and structuring1031 tax-deferred exchanges.

Leasing

Commercial and residential leasing can create long-term relationships between tenants and landlords, and having a well drafted lease agreement is key to protecting your interests. Our real estate team has extensive experience in representing both landlord and tenants in negotiating and drafting documentation for leasing transactions for residential, industrial, office, retail, commercial, multi-family and senior living facilities. For residential landlords, the Wisconsin Statutes, Wisconsin Administrative Code, Wisconsin common law and local ordinances highly regulate what a landlord may and may not do. We counsel landlords to ensure that their leases and practices are in compliance with changing regulations.

Development/Land Use and Zoning

Our real estate team works with developers and property owners through all phases of developing real estate. We are experienced in counseling clients through complex real estate regulations involving land use, zoning, conditional use permits, special use permits, variances, development agreements, easements and land divisions along with working with government agencies to obtain the requisite approvals.

Businesses selling alcohol must deal with additional licensing concerns and Wyant Law Offices, S.C. has experience counseling clients through the application and approval process for such licensing.

Financing

Our real estate team serves as counsel for developers and owners in connection with financing real estate transactions (including construction financing, CMBS loans, and Fannie Mae) and refinancing existing real estate holdings.
